On commencement of the tenancy we will meet your new tenants at the property. Take them through the inventory which will then be checked and signed by both parties, provide tenants with information on the day to day use of central heating and appliances and address any queries they may have.

Utilities.

At check in we obtain gas and electricity readings and forward to the relevant suppliers. We also write to Northumbrian Water and The appropriate council tax authority to inform them of the new tenants details.

Property Inspections.

Your property will be checked every twelve weeks to ensure that it is being well maintained and you will be given a written report of this.

Property Repairs.

We will handle any maintenance work and fix emergencies when they occur. For any none emergency repairs we will obtain estimates from our reputable contractors for your approval.

Monthly Statements.

We provide you with a statement detailing your rent collected and outgoings for each month.

Rent Collection.

Should your tenants fall into arrears we will follow the correct procedures involved in getting your rent back.

Tenancy Renewals and Extensions.

If your tenants decide they would like to extend their tenancy we will issue memorandums of agreement and where relevant execute a new fixed term tenancy agreement.

Check Out.

TOP TIPS FOR LANDLORDS

    Take our advice, we know what we are talking about. Advertising your property at a higher price than advised will cost you more money in the long term.

    Decorate in light neutral colours. Make sure kitchens and bathrooms are clean and hygienic. When picking carpets don’t pick very light colours. They look modern but will stain quickly especially in high traffic areas.

    If you are letting your property fully furnished, pick furnishings that are modern and easy to live with.

    When buying an investment property don’t solely take advice from Estate Agents. Ask us, we will be able to advise you on what type of rental property is in demand.

    “To Let” boards will increase interest in your property. People drive round areas that they would like to live to see what is available.

    Even in unfurnished properties it is advisable that items such as cookers, fridge/freezers and washing machines are included.

    Properties which include an allocated parking space always command more interest, especially in urban areas.

    If your property has a garden ensure it’s neat and tidy - mow the lawn and weed the flowerbeds. Give window frames and doors a lick of paint.

    Have your property professionally cleaned prior to tenancy commencement. This will encourage tenants to leave the property as they found it.

    One or two agents working on letting your property is best. You should expect weekly progress reports on interest and viewings. Agree a timescale of three weeks in which to find a tenant or introduce another agent. Having every agent advertising your property can look desperate.

    Two months prior to the tenancy end date write to your tenants to see if they would like to renew for another fixed term period. Doing this gives both you and your tenants more security. Avoid letting tenancies roll month to month as tenants may not consider how much time you need to re-let your property.

    If you let your property on a 6 month tenancy from the middle of the year, take into consideration that this may leave you without a tenant in the winter months. This is traditionally a much more difficult time to let. Negotiate with tenants on tenancy length.
